How to Prepare for a Real Estate Photoshoot

Updated: Jul 28, 2020

When preparing to sell a home, one of the most important steps is real estate photography as it is a definitive way to make your listing shine and show it off. Make the first impression really count! The benefits of providing high quality visual content include the property selling faster, especially if buyers are mostly looking online. Attaining that high quality starts with an organized home.

Phenomenal real estate photography pictures should give a magazine-esque vibe. Visuals are key. The photos should be inviting and alluring. To get the enticing results, you need to know how to make certain your listing is at its prime and real estate photoshoot ready before the professional photographer arrives. Preparing for the real estate photo shoot can be a stressful process but it doesn't have to be.

Here is a real estate photoshoot checklist:

-Both the exterior and interior of the property should be cleaned thoroughly and be spotless. The camera sees everything and isn’t afraid to magnify it. You want your home to be pristine and spotless so de-clutter as much as possible. Vacuuming, mopping, wiping down surfaces, and clearing the home of unwanted items is step one. As for the exterior, make sure the lawn is mowed, sweep the porches, open up the patio umbrella, the leaves are raked, hide the garbage cans, cars are in the garage or out-of-sight, and windows are clean.

-Let natural light pour in and open the blinds and curtains on the windows.

-Make sure all the lights in the home are working and bulbs are properly replaced.

-Remove all your family photos and depersonalize. Replace them with something less personal like a vase of flowers.

-Remove anything that may make your home or property outdated like holiday decorations.

-Hide any loose cable cords.

-Go through all the bedrooms, make sure all the beds are made and dresser/table tops are clear.

-If your seller has pets, remove their items like toys and food bowl sand try to have them removed for the duration of the photo shoot.

-Clear out the bathrooms and everything on the counters. You want it to appear unused.

-Make sure to have your sign post installed after your photo shoot!

Before the professional photographer arrives for the real estate photo shoot, make sure to turn off all the interior lights and ceiling fans. This helps the photographer showcase the natural light that comes into the property. Also make sure all the screens, TV, computers, are turned off.

The role the professional photographer plays is significant and can make or break the success of the property selling. They’re artists to ensure to showcase your home in the best way possible. Your listing being real estate photo shoot ready upon their arrival will guarantee you getting the most out of the professional photographer. You want all their attention to go towards making your home visually look its best. Following the checklist above will make certain your listing is photo ready and be a warm welcome to the professional photographer.
